Get every promise in writing — every single one

Verbal promises at signing (new fridge, parking spot) never materialized once we'd moved in. $1,400 of our deposit was withheld for repainting that California law calls normal wear. The unit itself is fine for the price; the owner is the problem.

Great building, painfully slow front office

Maintenance requests sat for weeks unless you called twice and emailed once — squeaky wheel is the only system that works. To their credit, the deposit came back nearly in full and the building is clean and secure. Document everything.

Renewed twice — rent raises were always reasonable

Three years, two renewals, never more than a 3% increase, and they put it in writing two months early. Maintenance has a same-week guarantee they have actually kept. Only knock: communication goes quiet every December. Plan around it.
